Malatia-Sebastia lies in the relatively low southwestern part of Yerevan on the route towards Zvartnots Airport. The district occupies a broad plain near Yerevan Lake and the city's western transport corridors.

The district combines large housing estates, private homes, markets, warehouses, retail and production areas. Sebastia Avenue, Yerevan Lake and the airport roads are major landmarks; heavy traffic and exposed dusty ground can create local differences in air quality.

Persistent pollution is more common from November through March, when the lower part of the city ventilates less effectively and heating is widely used. In the warm dry season, road and ground dust can cause isolated deterioration near major roads and open areas.

Malatia-Sebastia is among Yerevan's warmest and driest districts. Summers are particularly hot, winter snow is usually less persistent than on the northeastern heights, and the open plain is exposed to dry winds.
