Kanaker-Zeytun occupies elevated northern Yerevan between the centre, Arabkir, Avan and Nor Nork. The district rises from central neighbourhoods towards historic Kanaker and the open northern slopes.

Historic low-rise Kanaker, dense residential blocks in Zeytun and major medical and educational institutions sit side by side. Victory Park and the Mother Armenia monument are among the best-known landmarks in this part of the city.
